A local conversation is picking up momentum again as Benbrook residents turn their attention to the proposed Trinity Estates Phase 4 development.
One longtime resident, Greg Clem, has been actively keeping neighbors informed and urging the community to stay alert as the project moves through multiple layers of review.
According to Clem, the Letter of Map Revision for Phase 3 has not yet been approved by FEMA. He has requested an update and encourages anyone with additional information to share it with the community. At the same time, concerns about Phase 4 continue to surface.
The most recent plan submitted in August was rejected by the Water Department. Staff noted significant issues, particularly the amount of fill dirt being placed over a central water line that runs from Benbrook Lake to the treatment plant. That concern was serious enough to split the development into two phases.
Residents watching the process closely are being encouraged to monitor upcoming agendas for both the Water Department and the City Council to see if any items related to Phase 3 or Phase 4 appear. Any future approval will need to pass through Planning and Zoning or receive clearance from the Water Department.
Some residents, including Clem, hope to see the land used differently. Ideas circulating in the community include turning the Phase 4 area into a city park with a large holding tank to help mitigate future flooding.
Clem shared that he has been away briefly due to a busy schedule and a recent fishing trip on the Brazos River, but plans to continue offering updates as new information becomes available. He also mentioned that a limited number of STOP the Flood yard signs are still available for anyone who wants to display one.
For those following the discussion, these next steps could shape the future of the floodplain and the character of that part of Benbrook.
