BENBROOK, TX — A proposed rezoning along Loop 820 is heading to City Council, and it is already getting the attention of nearby residents.
The request involves roughly 61 acres at 4501 W Loop 820 S, where a developer, Corey Waldrop of Rowan Ranch Development, is seeking to change the zoning from a multi-family planned development to a one-family planned development. The property sits along the east side of I.H. 820 between Veterans Parkway and Chapin Road.
City leaders will take up the request during a public hearing on Thursday, April 16, at 7:00 p.m. at Benbrook City Hall, 911 Winscott Road. Residents will have the opportunity to speak and share input before any decisions are made.
The proposal has sparked concern among some in the community, particularly regarding the location of the land and whether development could affect areas subject to floodplain or floodway conditions. That has led to calls for neighbors to show up, ask questions, and make their voices heard.
For those wanting to review the full application and supporting documents, the City has made them available online at https://benbrook-tx.gov by searching the case number PZ-2026-02. Residents can also reach the planning department directly at planning@benbrook-tx.gov or by calling 817-249-6061.
Public hearings like this often shape what growth looks like in a city and offer a chance to be part of that conversation before plans move any further.
