A development plan that has surfaced multiple times in Benbrook is back again, this time with another round of changes.
Developer Corey Waldrop has submitted a revised rezoning request for the Rowan Ranch project in the Mary’s Creek area. The proposal would allow residential construction within parts of a floodplain and floodway, a key point of concern in earlier discussions. Previous versions have been denied by the city, even after updates and resubmissions.
The site sits south of Chapin Road near the freeway, where some residents say clearing activity has already begun.
Under current rules, property owners can submit new zoning requests if the plan is modified. If a proposal is denied with prejudice, it cannot be resubmitted for one year, but even minor changes can qualify it as a new submission.
The latest request is scheduled for review by Benbrook City Council on Thursday, April 16, at 7 p.m.
