Benbrook residents packed City Hall, made their voices heard, and the City Council listened.
On Tuesday night, Council voted to deny the rezoning request tied to the proposed Rowan Ranch development near Mary’s Creek.
The plan, brought forward again by developer Corey Waldrop, centered on land that remains in or near a floodplain, a concern that residents say has not changed, no matter how the proposal is repackaged.
Neighbors spoke candidly about the flooding risks they have experienced firsthand and raised concerns about the long-term impacts on nearby homes, infrastructure, and taxpayers. Several council members and city staff echoed those concerns, pressing the developer’s team on safety, feasibility, and accountability.
After public comment and discussion, the Council voted to deny the request once again. The decision was met with relief and applause from residents who showed up, many of whom emphasized that Mary’s Creek should be protected, not tested by risky development.
City officials noted that while any rezoning request must legally be heard, approval is never guaranteed. In this case, Council made it clear that the proposal did not meet Benbrook’s standards.
Residents thanked the City Council for listening and urged neighbors to stay engaged. Tuesday night’s meeting served as a reminder that public presence matters, and when Benbrook shows up, it can shape the outcome.
