Residents Win Key Floodplain Fight at Latest Planning and Zoning Meeting.

What started as a call to show up turned into a big win for North Benbrook.

At the December 11 Planning and Zoning Commission meeting, the board voted unanimously to deny the builder’s request to rezone the Marys Creek floodplain tied to the Rowan Ranch development. The request was a revised version of a plan previously denied, and this time city staff recommended denial as well.

Residents filled City Hall, many wearing green in support, and their presence mattered. Concerns centered on flood risk, creek alterations, property boundaries, and environmental impact. Commissioners agreed the proposal raised too many issues to move forward.

While the Planning and Zoning vote is a major victory, the process may not be finished. If the applicant does not withdraw the request, it can still advance to Benbrook City Council, potentially as early as January 2026. If that happens, residents are encouraged to show up again and make their voices heard.

For now, it is a clear reminder that local involvement works. Floodplains protect neighborhoods, not development timelines, and Benbrook residents proved that paying attention and showing up can shape the future of their community.
