What’s Really Going Up at I-20 and Chapin Road?

If you have driven just west of Benbrook lately, you have probably noticed the flurry of activity at the junction of I-20 and Chapin Road.

Erosion-control fencing, heavy equipment, and steady land clearing have sparked plenty of speculation among residents. HEB? Kroger? Something entirely different?

Both PMB Capital and Fort Worth Councilman Michael D. Crain confirmed during Ventana’s HOA meeting earlier this year that the site is intended for data center warehousing. Construction is expected to begin sometime between late 2025 and late 2026.

Not an HEB. That store is headed farther west near the Aledo exit in the Walsh Ranch development, which broke ground in October 2025. And it is not the Kroger Marketplace either. Kroger’s proposed project is tied to a 317-acre retail development in Willow Park at 1187 and I-20, announced earlier this year.

So what is happening at the Chapin Road site?

According to zoning notices from March and April 2025 and a December 2024 letter shared with the City of Fort Worth, PMB Capital has plans for something much more industrial. PMB, the developer behind Ventana and Maverick near the Benbrook city limits, has proposed commercial and industrial use for roughly 190 acres at the southeast corner of I-20 and Chapin Road. The project, called Rockbrook, falls under the Veale Ranch Development Agreement connected to the Ventana community.

For now, that is the latest on the Rockbrook project. We will continue to monitor the site and share updates as new information becomes available.
