Benbrook Residents Rally to Oppose Rezoning Proposal.

A proposed rezoning of the property at 4501 W Loop 820 S in Benbrook, Texas, has sparked significant concern among local residents, led by Ryan Reagan, who recently launched an online petition urging the community to take action.

The proposal seeks to reclassify the land from “Low-Density Residential” (LDR) to “High-Density Residential” (HDR), paving the way for a “Planned Development District” that would include 214 multifamily units and over 155 single-family homes.

Reagan’s petition highlights the potential risks tied to this development, with 80% of the land recognized by FEMA as part of a floodway and floodplain. These areas currently play a critical role as a watershed for the region.

“If this rezoning passes, the land elevation changes could endanger my home and hundreds of others nearby,” Reagan stated in his petition. “Introducing housing developments into this sensitive floodway could lead to severe flooding, erosion, and a redrawn floodplain map for many homes in Maryโ€™s Creek and beyond.”

Due to prior developments, the community has already experienced persistent flooding. Reagan and fellow residents fear this project could exacerbate those problems, putting homes, properties, and lives at significant risk.

Reagan is actively leveraging social media and other platforms to rally support and urge local authorities to reconsider the proposal. Heโ€™s calling on Benbrook residents to voice their concerns and advocate for the protection of their homes and the surrounding ecosystem.
