Is Mary’s Creek Battle Rekindled?

A familiar fight is back on Benbrook’s radar. The developer at the center of last year’s heated Mary’s Creek controversy has resubmitted a rezoning request, once again placing floodplain development at the forefront of local discussion.

Residents who rallied under the “Save Mary’s Creek” effort say they’re prepared to mobilize again, determined to prevent construction in areas they view as environmentally sensitive and unsafe for large-scale development.

Many are calling for stronger city ordinances modeled after those in larger cities like Dallas, arguing that Benbrook’s current regulations don’t provide enough guidance to protect against long-term flooding risks.

The original rezoning proposal gained initial approval from the city’s Planning and Zoning Commission but was later rejected by the City Council after widespread community opposition. The process exposed deep frustrations among residents who felt city leaders were slow to respond to public concerns and that communication between officials and citizens was lacking.

Others, however, have emphasized the importance of due process. They point out that developers have a legal right to request zoning changes and that both the commission and council are obligated to hear such proposals before making decisions.

The return of the issue has reignited conversations about how Benbrook should grow. Some residents are urging the city to prioritize parks, green spaces, and floodplain preservation over new rooftops, citing the lack of accessible parks and inclusive play areas within city limits.
