Phase 4 of Trinity Estates Sparks Outrage in South Benbrook.

The next chapter of the Trinity Estates development is stirring fresh controversy in south Benbrook, as residents grow increasingly frustrated with city leaders and developer Sandlin Homes.

Longtime resident Greg Clem recently met with city officials to better understand the approval process for Phase 4. What he learned only deepened concerns.

While the project still needs clearance from the Benbrook Water Authority and the Planning and Zoning Commission (P&Z), residents argue this final step is the community’s last chance to stop what they see as a flawed plan. Because no rezoning is required, the project will not go before city council once P&Z approves it.

Among the most contentious details is an 11-foot wall planned along Timberline, built atop five feet of fill dirt. Neighbors describe it as more of a prison wall than a fence. Others worry about drainage systems that are already half-clogged, raising alarms about flood risks for existing homes.

City officials acknowledged that Timberline could be submerged under more than three feet of water in a flood, yet provided no clear explanation for how new residents would safely evacuate.

The anger is palpable. Many feel city leadership has misled them by omitting critical details and bending ordinances in favor of the developer. Residents are organizing, encouraging each other to email P&Z members, spread awareness with signs, and rally behind city council candidates they believe will restore accountability.
