Permit Details Raise Red Flags for Trinity Estates Development.

New details from Benbrook’s Floodplain Development Permit for Trinity Estates Phase 3 are sparking concern among residents who live near the project site.

The application, filed under Sandlin Homes LLC, allows excavation and placement of fill dirt in what is described as “ineffective flow areas” of the floodplain.

That wording troubles neighbors on the south end of the property, who have documented clear water flow channels in the same area. For them, the question is whether what was called “ineffective” in paperwork was actually critical to drainage in real life.

The permit also states that adjoining property owners should not be harmed by increased flood elevations, faster water velocities, sediment buildup, or erosion. Yet, several residents say they have already experienced adverse effects tied to the development, raising doubts about whether the permit conditions are being met.

The documents further confirm that nearly 30 acres along Timberline Drive near Brazos Drive are part of the project, with the impacted water body being the Clearfork Trinity River.

With fill dirt of unknown origin already on site and questions about testing still unanswered, homeowners are left wondering what the long-term effects may be on both property safety and flood resilience.

As the Trinity Estates project progresses, residents continue to demand greater transparency, oversight, and clarity regarding how water flow is defined and managed.
