Neighbors Meet With Sandlin Homes to Discuss Trinity Estates Phase 3 Concerns.

A small group of Benbrook residents met this week with developer Scott Sandlin and his site foreman to address ongoing worries surrounding the Trinity Estates Phase 3 construction site.

The conversation brought long-standing questions back to the surface, especially for those living closest to the project and who have felt the impact of early work on the property.

The group pressed for clarity on the Letter of Map Revision, which is still awaiting approval. Sandlin confirmed that all parties are relying on baseline data from BHB Engineering, but no one has validated the raw data that feeds into the flood modeling. For neighbors who lack verification, concerns about future flood risk remain front and center.

Dust clouds from the site have also been a frequent frustration. Sandlin apologized and asked residents to contact his foreman directly when problems arise. Crews plan to rely only on wet street sweepers moving forward and will keep the water truck in regular use to reduce heavy dust.

Contractors were also reminded to adhere to legal start times following recurring complaints about early workdays. One surprising moment came when neighbors explained that Timberline Drive becomes impassable during a flood, cutting off access for Trinity Estates Phase 3. Sandlin was not aware that water could rise more than three feet across the roadway.

Residents also raised questions about the combined effect of back pressure from the river and new runoff created by future streets and homes. Sandlin recommended a follow-up meeting with BHB Engineering to address those points directly. That meeting is planned for next Friday.
