Wilcox Investigation Tracks Waldrop Business Trail Beyond Trinity.

The final installment of investigative writer Zee Wilcox’s four-part series follows a central question: What happens when one company enters bankruptcy, but the business activity surrounding its owner continues elsewhere?

Wilcox traces the story beyond Trinity Design & Build, which was forced into Chapter 7 bankruptcy after three creditors filed an involuntary petition in October 2024. A federal judge entered an order for relief in April 2025, placing the company under a Chapter 7 trustee.

Her reporting then turns to Motiv Ventures LLC, another company connected to Corey Ryan Waldrop. Caterpillar Financial sued Motiv and Waldrop in Tarrant County in May 2026 over equipment financed under a roughly $199,000 contract signed in September 2024. CAT alleges the loan went into default and is seeking more than $150,000. Waldrop and Motiv dispute the allegations, deny the amount claimed and have requested a full accounting.

The paper trail also returns to Rowan Ranch, the proposed Benbrook development that failed to win rezoning approval in August 2025. Wilcox notes a roughly $440,000 development lien recorded by Pape-Dawson and emphasizes that a lien or failed development does not establish criminal wrongdoing.

Another company tied to the property story, Chapin Holdings LLC, filed Chapter 11 bankruptcy in April. According to a Sept. 1 federal court order cited by Wilcox, creditor Rowan Altgelt Laughlin Group Ltd. has an allowed claim totaling approximately $6.15 million. Under the agreement, $4.378 million must be paid by Nov. 30. If that payment is not made, the order allows the property to be posted for a Dec. 1 foreclosure sale without another bankruptcy court hearing. The remaining roughly $1.77 million would continue as an unsecured claim.

Wilcox is careful to separate financial trouble from criminal wrongdoing. Bankruptcy, unpaid loans, liens and unsuccessful developments are not themselves crimes, and Waldrop continues to dispute unresolved allegations against him.

That distinction matters because the larger story spans several different systems and proceedings, including civil lawsuits, two bankruptcies, property development disputes and previously reported criminal proceedings without a final disposition.

For Benbrook residents, Rowan Ranch provides the closest connection to a much larger paper trail. Wilcox argues that the records demonstrate why prospective homeowners, subcontractors, lenders and investors should look beyond a company name and examine court and property records before committing money.

The four-part series ends here, but Wilcox says her reporting will continue. Trinity’s Chapter 7 remains active, with a public bankruptcy proceeding scheduled for Sept. 30 at 9 a.m. in Fort Worth, while the Chapin case faces its Nov. 30 funding deadline.
