A long-running question for residents near Trinity Estates Phase 3 received a clear update just before the holidays.
Longtime Benbrook resident Greg Clem shared that FEMA approved the Letter of Map Revision for the development on November 25, 2025, a key step tied to floodplain status and future construction.
Following the approval, Clem reached out to the City of Benbrook to understand what happens next. City officials confirmed that the project is now in the required 90-day waiting period under FEMA. This window allows nearby property owners to file appeals. If no appeals are approved, the LOMR will become effective on April 20, 2026.
Once that date arrives, the city can approve the final plat, file it with Tarrant County, and begin issuing building permits. Home construction for Phase 3 would then be allowed to move forward.
Clem says he plans to meet with neighbors soon to discuss options for Phase 3 and concerns about a potential Phase 4. Several residents have already expressed interest in attending and staying informed.
