Benbrook is drawing fresh attention as a key player in the region’s industrial growth.
Fort Worth-based Black Mountain Energy has acquired Chisholm 20 Commerce Park, a 917,374 square foot Class A industrial development located at 7650 Winbrook Drive. The project, completed in 2024 by Jackson Shaw, spans 69 acres and is the largest industrial development ever built in Benbrook.
The four-building park is already about 83 percent leased, with tenants including TeaBevCo, Mooring, Aaron’s, and U.S. AutoForce. Its location offers direct access to Chisholm Trail Parkway and a close proximity to both Fort Worth Meacham International Airport and Dallas/Fort Worth International Airport, making it an attractive hub for logistics and distribution.
The acquisition was backed by a $94.5 million loan from Affinius Capital, arranged by CBRE’s Tom Burns and Hunter Habash. While the final purchase price was not disclosed, the size of the financing signals strong confidence in both the project and the broader Dallas-Fort Worth market.
That confidence is not isolated. The region continues to lead the nation in industrial development, with nearly 30 million square feet under construction at the start of 2026. Demand remains strong, with rising lease rates and continued expansion in logistics and data center development across North Texas.
For Benbrook, this deal reflects more than a single transaction. It highlights the city’s growing role in a fast-moving regional economy, where location, access, and scale are drawing long-term investment and new opportunities closer to home.
