Dust, Noise, and Flood Fears Stir Anger in Trinity Estates.

What began as frustration over flooding concerns tied to new development in Benbrook has now expanded into a daily struggle with dust, noise, and unanswered complaints.

Families near Trinity Estates, Trinity Gardens, and Timbercreek Estates say their homes, pools, and lungs are paying the price for Sandlin Homes’ construction practices.

Neighbors describe layers of dust coating windows, patios, and even indoor spaces. Air filters meant to last three months are clogging every few weeks, and coughs seem to vanish only when residents leave town. The pool water turns murky with dirt plumes, and sidewalks and streets show wear from the constant truck traffic.

Several have reached out to city engineers, reporting early morning work hours, damaged roads, and contractors failing to use water trucks as required by city code. Despite photo and video evidence, residents claim that no violations have been issued.

City Manager Jim Hinderaker (JHinderaker@benbrook-tx.gov) and City Engineer Heath Haseloff have been contacted repeatedly.

While some unsafe practices were halted, such as trucks starting before 7 a.m., many residents feel that their concerns are dismissed as “just a noticeable amount of dust.”

Mayor Jason Ward has also been suggested as a point of contact, but as neighbors note, the city’s lack of enforcement has eroded trust.

Beyond the dust, residents insist the bigger danger is flooding. With large swaths of land cleared and floodplain development underway, they fear water will one day reach homes in Trinity Estates, Trinity Gardens, and Timbercreek Estates. On the heels of recent statewide flood disasters, the call is growing louder: stop building in floodplains before it is too late.

Residents have begun sharing documentation with state officials, media outlets, and the Texas Commission on Environmental Quality. Many believe only outside pressure will force meaningful change and proper oversight.

For now, neighbors are asking one another the same question: Who has the courage to do what is right and stop this project before more damage is done?
