Residents To Raise Petition Regarding Flooding Concerns Over New Development.

A growing number of Benbrook residents are raising concerns over flooding associated with a new housing development, even before a single home has been built.

Photos and videos circulating among neighbors show pooling water, sparking questions about whether the city’s flood control measures are holding up as planned.

According to residents, when these photos were shown to city officials, the city engineer reportedly stated the flooding was “by design,” insisting that past runoff into the floodplain was simply “luck.” That explanation has only fueled skepticism, especially as Timberline, an area that had never flooded before, now faces risks of water damage.

Neighbors are considering a petition urging the city to issue a stop-work order on Phase III of the project until concerns about flooding are appropriately addressed.

As of this writing, the suggested next steps include sending a formal letter to the Assistant City Manager, copying the city attorney, and documenting environmental and public safety issues related to the development.

Some believe FEMA could eventually step in, given that a Letter of Map Revision (LOMR) for the southern portion of the project is under federal review.

If FEMA denies the LOMR, the developer will be required to take corrective steps to prevent neighborhood flooding caused by the massive amounts of fill dirt brought in. If it’s approved, residents will have a 90-day window to contest it.

For many, the issue cuts deeper than water runoff—it’s about trust and loyalty to do what’s right!

Residents say vague or dismissive responses from leadership leave them questioning whether studies provided by developers are reliable. Calls for action are growing louder, with neighbors emphasizing that it’s not just about new houses, but about protecting the safety and integrity of long-standing neighborhoods.
