BENBROOK, Texas — The $61-million Chisholm 20 Commerce Park marks a significant milestone for the city, debuting its first industrial warehouse project. Situated on 69 acres, the 917,374-sq-ft business park consists of four Class A buildings with full-site utility development, including gas, water, and roads across three sites.
Each building boasts sleek architectural features, including 10-ft glass entrances and 9-¼-inch-thick tilt-wall panels. Additional infrastructure includes retaining walls, a detention pond, and a retention pond featuring a fountain.
Despite challenges such as a concrete shortage, the construction team, led by Ridgemont Commercial Construction and design firm GSR | Andrade, mitigated delays by using an onsite concrete batch plant. To manage costs, material excavated from the U-shaped site was repurposed for Building 3’s extensive 35-ft vertical fill, supported by a stone gravity retaining wall.
This ambitious project, involving top subcontractors like Kent Cos. and Hill Country Structural Inc., underscores innovation and strategic resource management.
